Question:
Can I do short term rentals with my property? ( aka Air B & B, VRBO etc )

No, Storey County Code does not allow for short term rentals

Question:
I want to start building my home, what do I do?
​
Answer:
Plans must be presented to the Architectural Committee for approval, once plans are approved you can proceed to the Storey County Building Department for final approval.

Can I place a Manufactured home on my lot?
​
Answer:
No, Manufactured homes are not permitted within the Virginia City Highlands 1 Acre Association.

Question:
How much are the Dues and when are they due?
​
Answer:
The Dues are $50USD and are collected annually. In addition to the Annual Dues, there is currently a Reserve Assessment* of $50USD which covers the additional funds needed for road maintenance and other road related expenses. Invoices are typically mailed in late October or early November and payment is due no later than January 31.
*The Reserve Assessment can fluctuate up or down depending on the amount of road repair or equipment maintenance needed in a given year.

Question:
What are my Dues and Reserve Assessment used for?

Answer:
The Dues and Reserve Assessment are used to fund the daily operation of the Association. These include Administrative expenses ( Utilities, Insurance, Bookkeeping Services, Mailings & Office Supplies ), Road expenses ( Salaries, Snow Removal, Fuel, Vehicle Operation & Maintenance, Insurance, Heavy Equipment Operation & Maintenance, Aggregate/Road Base & Drainage related items, Shop supplies & Road signage ). Please note, this list of expenses is generalized breakdown.

Question:
What time do the Snowplows start plowing snow?
​
Answer:
There is no specific time set for the Snowplows to start plowing. During the winter season, the weather is closely monitored and the plow drivers are on standby. Unless we are in the midst of heavy snowfall or a multiple day storm, the plows will start removing snow once the storm has passed. This method is the most efficient use of the Associations money during the winter season when plowing is needed.

Who is responsible for plowing Cartwright and Lousetown?
​
Answer:
Storey County Public Works currently plows all of Cartwright and Lousetown and applies a sand mixture for added traction.

Question:
Do I need a 4wd/AWD Vehicle if I live in the Highlands?
​
Answer:
A 4WD/AWD vehicle with seasonally appropriate tires and/or studs is highly recommended in order to navigate the area during inclement weather and the winter months. The Virginia City Highlands is comprised primarily of dirt roads which can become muddy during periods of heavy moisture. During the winter months, chains may be required in order to safely travel around the area. The different micro-climates in our area can create varying driving conditions throughout the Highlands.

Question:
When does the Association start working on the roads?
​
Answer:
Typically, road maintenance/repairs begin after the winter season. The snow and rain during the winter months saturate the roads with moisture and the roads are often to soft for heavy equipment. This year a more proactive approach is being taken, potholes will be filled on a more frequent basis in order to avoid further damage to the roadway(s).

Can I reserve Pinion Park for my special event or party?
​
Answer:
Yes, You can reserve the covered portion of Pinion Park which includes the Large Brick BBQ and 3 picnic tables. If You reserve the park for your event, please note that residents are free to use all of the other areas within the park during your event/party. Pinion Park is a County owned park, the County is responsible for maintenance of the playground equipment and other amenities available at the park. Who do I contact about ordering those green reflective signs which has my street number on it ?

Answer:
If You're interested in purchasing a reflective sign, contact the Storey County Volunteer Fire Department at 775-847-0954. They offer this service/product to the residents of the Virginia City Highlands and Highland Ranches for a small fee.
